What is landlord insurance?
Landlord insurance is designed for properties that are rented out with a lease agreement.
Unlike standard home insurance, it covers risks specific to landlords, such as malicious damage by tenants and loss of rent.
While tenants are responsible for insuring their own belongings, landlord insurance can help protect you as the landlord if something goes wrong with your rental property.
We also don’t insure you for bushfire, storm, storm surge, flood or tsunami in the first 72 hours of your policy. Very limited exceptions apply. To learn more about what is and isn’t covered, including limitations, read the Product Disclosure Statement (PDS).

Do I need landlord insurance?
Whether landlord insurance is right for you depends on your property, your tenants and your financial situation. Here are some common scenarios where landlord insurance can provide cover.
Are you renting out an investment property?
Landlord Insurance covers an investment property, the contents for tenants use, or both, if an insured event causes loss or damage.
Do you have a mortgage on your investment property?
Some lenders require landlord insurance as a condition of your investment property loan. Even when it's not required, landlord insurance covers the asset that underpins your mortgage.
Does your rental property contain furnishings or other items you own?
If you provide unfixed household goods or furnishings in the property such as carpet or internal curtains or blinds, Landlord Contents Insurance can help cover these items.
This is just a summary. For more information about limits (including flexible limits), exclusions and eligibility, please refer to the PDS.
How much cover do I need?
Your sum insured should reflect how much it would cost to rebuild the property new for old. This includes materials, fixtures and labour.
Use our Building Calculator to help estimate the property’s rebuild cost according to current prices.

To determine your sum insured — that is, the amount listed on your policy as the maximum we’ll pay to repair or rebuild it in the event of a claim — you should estimate how much your property would cost to rebuild from scratch. Take into account things like the quality of materials and fixtures.
GIO’s Building Calculator can help.

The best way to understand how much GIO Landlord insurance will cost is to get a quote. The cost of landlord insurance depends on a range of factors, including:
- The location and type of your property
- The level of cover you choose (building, contents, or both)
- Your sum insured
- Your excess
- Any optional covers you add
Your premium may change if you increase the excess or pay annually instead of monthly.
You can also use the GIO Building Insurance calculator to get a good idea of how much cover you may need for the property.

Yes. GIO Landlord Insurance includes legal liability cover of up to $20 million.

Limits, conditions and exclusions apply, so it’s important to check the PDS.
No, landlord insurance isn’t legally required in Australia.
However, it can be a safeguard because standard home insurance doesn’t typically cover rental-specific risks like tenant damage or loss of rent. Landlord insurance is designed to help protect you from those risks and reduce potential financial loss.
